How to make an offer.

You found your dream house. Now it is time to prepare the offer.  What is the best way to do this?  That depends on so many factors.  You will want to have your Realtor advise you on a strategy to get you the house for the best price, given the current market.  

 

For instance, you might be inclined to write an offer far below the asking price.  If the house has been on the market for only 1 day and it is a seller’s market, you might miss out by trying to get a discount, but your agent can still prepare a great offer to beat out the competing offers.

 

On the other hand, if a house has been on the market for several months and it is a buyer’s market, you might be able to get a nice discount, or help with closing costs.

 

Every situation is different and sometimes very complex in a real estate transaction.  There are a lot of details to think about, such as what is included with the purchase of a home.  Is the seller leaving the appliances?  Will the lender require repairs to be done prior to closing?  Who pays for the closing costs?  How much money is needed for a down-payment?  Will you be doing a home-inspection?  How soon do you want to move in?  How much earnest money will you be putting down?

 

Your head might be swimming with all of these questions, but you can take a deep breath and know that you are in good hands.  I’ve done this a million times!!   Let me answer those questions for you.
