How do you create a “Love Connection” between your home and its new prospective owner? It’s all in the details. You need your Realtor to do a pre-Listing walk-through with you to determine who your likely buyer will be, and to tell you how to ensure that your house will meet criteria needed for that buyer to finance the home.
In the event your buyer isn’t able to pay all cash, but rather is depending on a bank for financing, there will be some items a bank will require. Your Realtor will be aware of what those items are and can help you prepare ahead of time.
While your Realtor is not a home inspector, they typically do spot maintenance items that, if repaired, can help increase value, and a good Realtor can guide you to not spend money on items that buyers are not finding important in the current market. Many times a seller may think they need to put money into projects that have been on their own “to-do” lists, but those items may not bring about the best return.
